Job Description

A leading Northern Ireland based developer, who have won awards for previous developments are seeking an experienced Senior Quantity Surveyor to join their team. The successful candidate will be responsible for managing the cost and commercial aspects of residential, commercial, or mixed-use development projects. This role involves overseeing the financial performance of projects from inception through to completion, ensuring that they are delivered on time, within budget, and to the required quality standards. As a Senior Quantity Surveyor, you will work closely with the project management, design, finance and internal construction teams, while also liaising with external contractors and consultants. You will play a key role in cost planning, procurement, and contract management, ensuring the developer's financial objectives and targets are met throughout the project lifecycle. Key Responsibilities: Cost Estimation & Budgeting: Prepare detailed cost estimates for new development projects, including feasibility studies and cost plans. Develop and manage project budgets, ensuring that costs are accurately predicted and tracked. Advise on value engineering and cost-saving opportunities without compromising quality. Cost Control & Reporting: Monitor and report on project costs against the budget, ensuring any discrepancies are identified and addressed. Prepare regular cost reports for internal and external stakeholders, including project progress, forecasts, and cash flow analysis. Ensure the project remains financially viable, and that margins are protected. Procurement & Contract Management: Lead procurement strategies for contractors, subcontractors, and suppliers. Negotiate and prepare contracts for both suppliers and contractors. Manage contract administration, including payments, variations, claims, and disputes. Value Engineering & Risk Management: Identify opportunities for value engineering and cost optimisation during design and construction phases. Assess and manage financial risks associated with construction contracts, delays, or unforeseen changes. Collaboration & Stakeholder Management: Work closely with project managers, architects, engineers, and contractors to ensure the timely and cost-effective delivery of the project. Liaise with clients, senior management, and other stakeholders to provide updates on project financials and progress. Provide advice and recommendations on contractual, financial, and procurement matters. Mentoring & Leadership: Mentor and support junior quantity surveyors and assist with their professional development. Lead the preparation of tender documentation, cost estimation, and value engineering processes. Key Requirements: Education. Qualifications & Experience: Bachelor's degree in Quantity Surveying, Construction Management, or a related field. Chartered status (MRICS) or working towards it is preferred. Strong understanding of construction contracts (e.g., JCT, NEC) and procurement strategies. Minimum of 5-7 years of experience in quantity surveying, with at least 2-3 years in a senior role. Proven experience working with developers on large-scale residential, commercial, or mixed-use development projects. Strong background in cost planning, procurement, and contract management within the development sector. Experience in managing both pre-construction and post-construction cost management. Skills & Competencies: Excellent understanding of construction processes and cost management techniques. Strong analytical skills, with the ability to produce detailed and accurate financial reports. Ability to negotiate effectively and manage complex contracts. Strong leadership and interpersonal skills, with the ability to manage and collaborate with multidisciplinary teams. Proficient in using quantity surveying and project management software (e.g., CostX, MS Project, Procore, etc.). Ability to work under pressure and meet tight deadlines. Personal Attributes: Detail-oriented with a proactive and solutions-driven approach to problem-solving. Strong communication skills, both written and verbal. High level of professionalism and integrity. Ability to handle multiple priorities and manage complex, fast-paced projects.
