Responsibilities:
  • Collaborate closely with investments to convert acquisition Argus Enterprise models to asset management models, including syncing the chart of accounts
  • Update and maintain Argus valuation models including:
    • All leasing changes, including multiple updates to capture the correct commencement
    • Reimbursement structures
    • Market leasing assumptions
    • Speculative leasing updates
    • Capital timing
    • Capital amortization
  • Prepare periodic and ad hoc financial analyses and models for real estate transactions and holdings
  • Train team members and audit their Argus inputs
  • Run alternate scenario sensitivities
  • Create portfolio disposition models/sensitivities and maintain throughout disposition process
  • Liaise with IT and Yardi to ensure proper integration of Yardi historical data into Argus Enterprise
  • Perfect Argus Enterprise reimbursement structures so they can be used for CAM reconciliation accruals on a quarterly basis.
  • Collaborate with Leasing Team to ensure they are versed in up-to-date pro forma and budget assumptions
  • Undertake detailed property-level analyses of prospective leasing deals, tenants/in-place leases, capital projects, operating and financial statements, market and competitive position, real estate taxes, insurance and other relevant information
  • Interact with clients, potential clients, and senior management in the execution of commercial real estate investment transactions with the highest degree of integrity and professionalism
  • Identify, communicate, and present opinions on real estate projects such as direct costs, hidden costs, possible investment returns, alternative uses, and potential real estate opportunities as appropriate
  • Examine and analyze property operating statements, budgets, and operating expense reconciliations; evaluate data and reporting to ensure accuracy and completeness
  • Assist in quarterly fair market value exercises
  • Assist with preparation and review of property-level business plans and budgets
  • Assist with implementation of business plan initiatives; analyze performance relative to business plan targets
  • Create strategic planning models and forecasting on current or potential real estate endeavors
  • Complete additional projects as assigned
Qualifications:

The ideal candidate must possess the following qualifications:
  • BS Degree in Finance, Accounting, Real Estate, Economics or equivalent Business-related field from four-year college/university or equivalent experience/education
  • 1 - 2 years of internship or direct experience with Argus Enterprise in real estate, investment sales or capital markets
  • Highly proficient in Microsoft Excel
  • Ability to create and manipulate financial models in Excel and Argus
  • Working knowledge of and experience with Yardi accounting software preferred
  • Ability to handle multiple tasks, manage time effectively, establish workflow priorities and work independently
  • Excellent communication (oral and written), organizational, financial, and analytical (including DCF analysis) skills
  • Strong qualitative and quantitative skills
  • Prior employment history that demonstrates the ability to work in a fast-paced, high-intensity environment while managing multiple tasks and priorities, producing accurate results in a highly organized manner
