Job Description

Commercial Property Organisation, based in Stellenbosch is seeking an experienced COMMERICIAL PROPERTY MANAGER. Key Responsibilities: Property Operations Management: Manage all aspects of the property's operations, including maintenance, repairs, and tenant services Ensure that the property is well-maintained and compliant with safety and environmental regulations. Oversee the implementation of property policies and procedures. Tenant Relations: Act as the primary point of contact for tenants, addressing their needs and concerns in a timely and professional manner. Facilitate lease agreements, renewals, and terminations, ensuring compliance with lease terms. Foster positive relationships with tenants to encourage lease renewals and tenant retention. Financial Management: Develop and manage the property's budget, including operating expenses, capital expenditures, and revenue projections. Monitor and analyze financial performance, identifying opportunities for cost savings and revenue optimization. Prepare regular financial reports for property owners or management stakeholders. Lease Administration: Administer lease agreements, ensuring compliance with terms and conditions. Coordinate lease negotiations and lease renewals with tenants. Manage lease documentation and record-keeping. Property Marketing and Tenant Acquisition: Develop and implement marketing strategies to attract new tenants and maximize occupancy rates. Conduct market research and analysis to identify leasing opportunities and trends. Collaborate with leasing agents to showcase available spaces and negotiate lease terms. Property Maintenance and Improvement: Oversee routine maintenance and repairs to preserve the property's condition and enhance its value. Plan and execute capital improvement projects to upgrade property amenities and infrastructure. Coordinate with contractors, vendors, and service providers to ensure timely completion of projects. Compliance and Risk Management: Stay informed about relevant laws, regulations, and industry standards affecting commercial real estate. Ensure compliance with zoning regulations, building codes, and environmental requirements. Implement risk management strategies to mitigate liabilities and protect the interests of property owners. Minimum Qualifications: Proven experience in commercial property management, preferably in a supervisory role. Strong understanding of real estate principles, leasing practices, and property management software . Excellent communication, negotiation, and interpersonal skills. Ability to multitask, prioritize responsibilities, and work effectively under pressure. Knowledge of financial analysis, budgeting, and reporting. Familiarity with legal and regulatory requirements governing commercial real estate operations. Professional certifications such as Certified Property Manager (CPM) or Real Property Administrator (RPA) is a plus.
