Job Description
Minimum Job Requirements: Bachelor's Degree in Real Estate, Business Administration, or Legal. Minimum 6 years experience in the real estate sector. Minimum 5 years experience in negotiating and concluding lease agreements. Demonstrated ability to meet growth targets and create effective business networks in the property sector. Proven track record in managing multiple business demands. Proven experience in building successful partnerships with Senior Executives and key stakeholders in large organisations. Valid driverâs licence and ability to travel extensively. Competencies and Essential Skills: Knowledge of real estate practices and finances with the ability to assess property viability. Excellent analytical and numerical/commercial literacy skills to analyse and establish space opportunities referencing multiple variables. Ability to read, write, and comprehend legal documents and draft lease agreements. Strong communication, decision-making and problem-solving skills. Command of Microsoft applications, with the ability to produce commercial analysis, reports, and presentations. Key Performance Areas: Report to the Retail Estate Manager - New Site Growth: Analyse retail performance and trading densities. Conduct macro and micro demographic research. Establish potential organic space optimisation across a region and validate opportunities. Develop a long-term plan and roadmap for organic growth in support of regional growth goals by format and brand. Negotiate and conclude lease agreements and contracts across all brands. Collaborate with Design, Development, Property Developers and local authorities to facilitate space growth development. Contribute to effective organic space growth assessment processes and governance to support effective decision-making. Contribute to the annual business planning process for organic growth/growth targets for specific regions. Prepare requisite documentation in motivation of new lease agreements to decision-making forums. Present progress reports against plans and projections, as well as findings and recommendations to relevant stakeholders. Collaborate with Retail Operations and other internal role players regarding space growth opportunities and timelines. Manage relationships and provide real estate support and guidance. Partner with Property Developers and landlords to identify appropriate solutions.
